Facilities management for London and the South East, run properly.

Soft FM, hard FM and refurbishment under one contract, delivered by one accountable team. Offices, hotels, residential blocks and retail, all held to the Sterling Standard.

The Sterling Standard

Sterling silver is hallmarked so nobody has to take its quality on trust. We hold every building we look after to four marks of our own, written into the contract and checked at every review.

  • One account manager, one number

A named account manager owns your building from the first site walk. You get one direct number, not a helpdesk queue, and one person who knows the history of every asset on site.

  • Response times agreed in writing

Attendance and fix times are set for every priority level and written into your SLA before we start. Every job is timed against them, and the results go in your report whether they flatter us or not.

  • Vetted, insured, uniformed operatives

Everyone we send is DBS checked, insured and in Sterling FM uniform with photo ID. Residents, guests and staff always know who is in the building and why.

  • Clear reporting, one monthly invoice

Job sheets, before and after photos and compliance certificates sit in one place, ready for any audit. Every service on every site arrives on one monthly invoice.

Facilities management services in London and the South East

Sterling FM is a facilities management company based in Basildon, Essex, serving London, Essex, Kent, Surrey and the wider South East. We provide integrated hard and soft FM services and commercial refurbishment for offices, hotels, residential blocks, retail, schools, healthcare and public buildings. Clients hold one contract with one accountable team covering cleaning, maintenance, compliance and building works, so a single supplier answers for the whole building and every service is reported and invoiced together.

Soft FM services

Soft FM is everything that keeps a building clean, safe and pleasant to be in. Our teams work to agreed schedules around your occupants, trading hours and guests, and everything they do is logged and photographed, so you can see the standard being met rather than hoping it is.

  • Commercial and office cleaning

Daily and periodic cleaning for offices, common parts, hotels and retail floors, scheduled before opening, after close or overnight. Commercial cleaning across London is run against a written specification for each area, with supervisors auditing quality on site and deep cleans, carpet care and hard-floor restoration planned into the year.

  • Window and facade cleaning

Internal and external glazing, cladding and facade cleaning on a planned cycle, including high-level work by rope access or powered access. Every visit has its own method statement and risk assessment, and we schedule around tenants so entrances and workspaces stay clear.

  • Pest control and bird proofing

Integrated pest management for commercial kitchens, hotels, residential blocks and offices: monitoring, proofing and treatment on a planned schedule, with a full record for your environmental health and audit files. Bird proofing with netting, spikes and wire systems protects facades, roofs and plant areas from fouling and damage. We are members of the National Pest Technicians Association.

  • Washroom and hygiene services

Sanitary bins, nappy units, air care, hand dryers, soap and consumables, serviced on a fixed cycle and restocked before anything runs out. Periodic descaling and deep cleans keep washrooms in front-of-house condition, which matters most in the places your clients and guests notice first.

  • Drainage services

Blocked drains cleared, CCTV drain surveys, high-pressure jetting, gully and interceptor cleaning, and drain repairs and relining. Planned jetting keeps kitchens, washrooms and car parks flowing, and every survey comes back with footage, a condition report and a fixed quote for any remedials.

  • Waste management

General, recycling, food and confidential waste collections sized to how your building actually produces waste, with clear signage and clean bin stores. Waste transfer notes and recycling figures are held with the rest of your compliance records, ready for reporting.

Hard FM services

Hard FM keeps the fabric and systems of a building safe, legal and working. We run a planned maintenance programme against your asset register, respond fast when something fails and keep every certificate in date, so compliance is something you can prove on the day an auditor or insurer asks.

  • Planned preventative maintenance

A planned preventative maintenance programme built from a full asset audit and aligned to SFG20 and manufacturer guidance. Visits across London and the South East are scheduled a year ahead, so plant is serviced before it fails, statutory inspections never lapse and replacements can be budgeted years in advance.

  • Reactive maintenance and emergency call-outs

When something breaks, one call reaches an engineer who can fix it. Reactive maintenance across London is triaged by priority, with attendance times set out in your SLA and emergency cover around the clock. Every job closes with a report, photos and any follow-on works quoted before they start.

  • Mechanical and electrical

M&E maintenance covering HVAC, air conditioning, ventilation, boilers, water systems, plumbing, gas and electrical installations. Fixed wire testing, PAT testing, water hygiene and gas safety checks are carried out by qualified engineers, with remedials prioritised by risk.

  • Fire safety and security systems

Fire safety maintenance for alarms, emergency lighting, extinguishers, dry and wet risers, fire doors and suppression systems, alongside access control, intruder alarms and CCTV. Servicing follows the relevant British Standards and logbooks stay current, so your fire risk assessment holds up.

  • Structural steelwork and fabrication

Steel fabrication and installation for plant platforms, access walkways, handrails, staircases, mezzanines and structural repairs. We measure on site, fabricate to drawings and install with minimal disruption, working with structural engineers where calculations or building control sign-off are needed.

  • Rope access works

Rope access reaches facades, atriums, lift shafts and roofs without scaffolding or road closures. Our technicians carry out inspections, repairs, sealant replacement, gutter clearance and installations at height, often faster and with far less disruption than fixed access.

Renovation and refurbishment

Commercial refurbishment and fit-out delivered by the same team that will maintain the building afterwards. That changes how we build: materials are chosen for how they will wear, plant is installed so it can be serviced, and the handover pack arrives complete because we are the ones who will need it.

  • Commercial and office refurbishment

Office refurbishment across London and Essex, from a single floor to a whole building, programmed around your business so teams can keep working. We manage design coordination, trades, building control and snagging under one contract, with a fixed programme and a single point of contact from survey to handover.

  • Layout reconfiguration and fit-out

Partitions, ceilings, flooring, lighting, power and data reworked to fit how your people use the space now. Cat A and Cat B fit-outs, meeting rooms, breakout areas and reception upgrades, with M&E altered to suit the new layout and recommissioned before anyone moves back in.

  • Structural alterations

Openings in load-bearing walls, new steels, floor strengthening, roof and mezzanine works, carried out with structural engineers and building control from the outset. Temporary works, sequencing and protection are planned so occupied buildings stay safe and operational while the work goes on around them.

  • Listed and heritage building works

Sympathetic repairs and upgrades to listed and period buildings, using appropriate materials and methods within listed building consent. We coordinate with conservation officers and specialists so joinery, ironwork and decoration respect the building while services are brought up to date.

  • Interior upgrades and decoration

Redecoration of offices, hotel rooms, corridors, receptions and residential common parts, finished to a front-of-house standard. Work is phased floor by floor or room by room, out of hours where needed, so hotels keep selling rooms and residents keep using their building.

  • Compliance upgrades

Fire door replacement and upgrades, compartmentation and fire stopping, accessibility improvements, emergency lighting and signage, brought into line with current regulations. We work from your fire risk assessment or access audit, fix what it flags in priority order and hand back certificates and photographic evidence.

The people who turn up

The buildings we look after

Different buildings fail in different ways. Each contract is set up around the people who use the building and the problems that usually land on your desk.

Boardroom with a long timber table and views across the city

Offices and corporate HQs

You manage ten suppliers, ten invoices and ten sets of excuses. We replace them with one contract covering cleaning, maintenance, compliance and small works, one account manager who knows your building, and one monthly report you can forward straight to your board.

Made-up hotel bedroom with city views

Hotels and hospitality

Guests should never see maintenance happen. We schedule works around occupancy and events, send discreet uniformed operatives briefed on your brand standards, and get rooms back on sale fast when something fails. Front of house stays perfect while the plant behind it is looked after.

Modern residential apartment block with balconies

Residential blocks and HMOs

Managing agents need a contractor who does not bounce problems back onto them. We keep common parts clean, compliance current and residents informed, close every job with photos, and send reporting tidy enough to share with freeholders and residents' associations without editing it first.

Clothing store interior with pendant lighting

Retail and leisure

Trading hours are not negotiable, so our work happens before doors open, after they close or overnight. Shopfronts, floors, lighting, HVAC and fire systems are maintained across single stores or whole estates, with urgent repairs prioritised by their impact on sales and safety.

Empty school classroom with desks and a chalkboard

Schools and healthcare

Sites with children, patients and vulnerable people need DBS checked operatives, works planned around term dates and clinical hours, and every certificate ready for inspection. You get a clean audit trail without having to chase for it.

Warehouse aisle with high racking

Industrial and public sector

Warehouses, depots, council buildings and public estates need compliance that can be evidenced and costs that can be defended. We maintain plant, fabric and fire systems to a documented programme, handle steelwork and work at height, and report in a format procurement teams can audit.

Hand us the building. We'll take it from here.

How taking on Sterling FM works

A clear route from first conversation to a building that is properly looked after, with nothing left to chance at handover.

  1. Site walk and asset audit

We walk every floor, plant room and roof with you, and record each asset, its condition and its compliance status.

  2. Tailored proposal and written SLA

You receive a defined scope, a clear price and response times in writing, built around what the audit found.

  3. Mobilisation

We take over from outgoing contractors, brief our teams on site and set up your reporting on a timetable agreed in your proposal.

  4. Delivery with live reporting

Planned work, reactive jobs and certificates appear in your reporting as they happen, each with photos and sign-off.

  5. Quarterly review

Every quarter we sit down with you to review performance against the SLA, upcoming compliance dates and where budget is best spent next.

Founder-led, on purpose

Between us, we have spent more than 30 years inside facilities management, running contracts, managing engineers and taking the calls nobody else wanted to take. On site after site we saw the same pattern: good buildings let down by too many suppliers, nobody owning the problem, and reports written to tell clients what they wanted to hear.

Sterling FM is our answer. One contract, one team and one standard, applied to every building we take on, whether it is a single office in Chelmsford or a portfolio across London. Staying founder-led is deliberate. You will have our direct email addresses, we will walk your site ourselves, and when something goes wrong you will hear it from us before you have to ask.

If our name is on the building, it gets done properly. If something goes wrong, you hear it from us first.

Facilities management questions, answered plainly

If yours is not here, ask us directly. You will get a straight answer.

What does a facilities management company do?

A facilities management company looks after the services and systems that keep a building safe, compliant and working, so the people inside can get on with their jobs. That covers soft FM such as cleaning, security and pest control, hard FM such as planned maintenance, M&E and fire safety, and often building works too. Sterling FM brings all of it under one contract, with one accountable team, one standard and one monthly invoice.

What is the difference between hard FM and soft FM?

Hard FM covers the fabric and fixed systems of a building: heating, ventilation, electrics, plumbing, gas, fire alarms and the structure itself. Soft FM covers the services that make a building usable and pleasant, including cleaning, pest control, washrooms, waste and drainage. Hard FM is mostly about safety and compliance, soft FM about how the building looks and feels day to day. Most buildings need both, which is why we deliver them together.

Can you take over from several existing contractors?

Yes. We start with a site walk and asset audit, map every current contract and its notice period, then plan a phased handover so no service or certificate lapses in between. Records are collected from outgoing suppliers and our teams are briefed on site before their first day. The aim is simple: several suppliers, invoices and phone numbers replaced by one contract and one account manager who owns the building.

How quickly do you respond to emergencies?

Response times are agreed for each site and written into your SLA before we start. Our emergency line is staffed 24 hours a day, and emergency attendance targets are set out in your SLA for every site across London and the South East. Lower priority faults are scheduled to agreed timescales, and you can see the status of every job in your reporting from the moment it is logged.

Which areas do you cover?

We cover all 32 London boroughs and the City of London, plus Essex, Kent, Surrey and the wider South East. That includes Chelmsford, Brentwood, Basildon, Southend-on-Sea, Colchester, Dartford, Sevenoaks, Maidstone, Guildford and Woking. If your portfolio stretches beyond the region, send us the addresses and we will tell you plainly whether we can look after them to the same standard.

Can you refurbish a building and then maintain it?

Yes, and it is one of the best reasons to use one company for both. Because the team that refurbishes your building also maintains it, we specify materials and plant for how they will perform over years, not just on handover day. Asset data, warranties, manuals and certificates go straight into your maintenance programme, so there is no gap between the builder leaving and the facilities team taking over.

Are your operatives vetted and insured?

Yes. Every operative is DBS checked before working on a client site, wears Sterling FM uniform with photo ID, and is covered by our public and employers' liability insurance. Sterling FM is SafeContractor approved and a member of the National Pest Technicians Association. For schools, healthcare and residential sites, vetting is matched to the setting, and every briefing covers your safeguarding and site rules before work starts. Certificates are available on request.

How does pricing work?

Pricing follows the shape of the work. Ongoing services such as cleaning, drainage and planned maintenance are usually a fixed monthly fee, scheduled visits are priced per visit, and refurbishment or remedial works are quoted as fixed-price projects. Everything is agreed in writing after the site walk, and every service appears on one monthly invoice, so there are no surprise charges.

Request a proposal

Tell us about the building and what you need covered. We will arrange a site walk, then come back with a tailored proposal and response times in writing.
